Why Landlords in Worthing Need a Letting Agent
Date Published
11 September 2023
If you're a landlord with rental property in or around Worthing in Sussex, why do you need a lettings agent?
The simple answer is for exactly the same reasons anyone letting property in any other location does too - we can make life simpler, stress-free and more profitable!
Landlords are of course interested in their Return on Investment (ROI) but there are plenty of other three-letter acronyms that they should be concerned about too - HMOs, EPCs, GSRs are just a few examples.
Keeping up with the relevant laws and regulations governing the UK rental sector can be a time-consuming job as well as being a costly one if things aren't done properly.
Estate agents for rentals?
Most people think of dealing with an Estate Agent as being about either selling or buying property. In fact, an established modern local agency will usually also have specialist team members dealing with the rental sector too.
Of course these services are not something that an online, individual or pop-up discount agent will offer, usually because it's such a specialised area of operations and also most likely be too much hard work.
So how can a Lettings Agent make your life easier and make you more money at the same time?
Buffer zone
Providing a 'buffer zone' between landlords and their tenants is the first essential service a lettings agent should provide. Finding the best tenants, doing all the due diligence checks and making sure all the contracts and the paperwork are correct is the bottom-line work that needs to be done.
Moving forward, dealing with tenants on a day to day basis takes the weight of the landlord's shoulders. This can be anything from looking after maintenance issues through to dealing with rent collections, deposit disputes and so on.
Maintenance issues
Repairs and maintenance are a key issue for landlords, as rental properties must comply with many different rules and regulations set by both national and local authorities.
Of course making sure that tenants enjoy a healthy and safe environment should always be high on the agenda for a landlord, and of course ensuring that the property is kept in top condition means that it will hold or increase in value, both in terms of potential rental income and resale.
This is where some of those acronyms come in to play - the Gas Safe Register (GSR) is the official registration body for the UK, meaning it is essential to have any work that is carried out done so by accredited personnel.
Likewise, an Energy Performance Certificate (EPC) is a legal requirement for residential landlords. A minimum rating of E is required on a property before it is marketed to let and you can even be fined if you don't get an EPC when you need one.
Our Lettings services
Worthing and the surrounding areas are highly attractive to landlords because of the strength of demand in the local rental sector.
Some of the extra services above and beyond the basics such as tenant vetting and rent collection include rental guarantee protection, legal expenses protection, co-ordination of maintenance and repairs, end of tenancy checkout and service of notices.
Another benefit for a landlord of having a successful ongoing relationship with an estate agent that offers lettings services means when you choose to sell a property, or buy to build up your rental portfolio, you already have a local specialist who you know and trust.
