2025 is going to be a great summer for anyone who wants to sell their home. That's a bold statement isn't it?

One of the things that sets a good estate agent apart from the rest is understanding trends and forecasting how the market will look in the short term. The thing that separates the very best agents from the good ones is knowing that sometimes the trends will be changed by other events.

It's quite simple really. When you look at house price data and sales figures there are certain seasonal 'ups and downs' that occur pretty much every year. For instance, it stands to reason the couple of weeks over the Christmas holidays see very few viewings, so mid December to early January isn't likely to see many sales agreed.

The reasoning behind this is quite simple too - at certain times people have other priorities and preoccupations that take precedent over their search for a new home.

Summer selling

Here in the UK we don't quite follow the same pattern as a lot of other countries in the summer, where the whole of August essentially sees things shut down and people take time away from their jobs. Of course, our politicians manage to do this quite nicely, usually taking a fair chunk of July off 'work' too!

For most people though it's a case of having a couple of weeks here and there and juggling things around the extended school holidays. Throw into the mix crowded airports, busy trunk roads and often dismal weather and you've got all the makings of a classic British summer...

Although you'd think that the summer months would be perfect for searching for a new home , in fact in these ways 'real life' often gets in the way and market activity actual drops.

So why should 2025 be any different?

This year's model

Something else that often has an impact on people's behaviours over the summer in the UK are major sporting events. In terms of sport, the World Cup and the Euros are big deals for football fans, likewise the World Cup for Rugby. The summer Olympics always draw huge interest across all age ranges too.

As 2025 is an odd-numbered year none of these events take place. Of course, things like annual golf and tennis tournaments still happen, but these don't really compete in terms of mass-market interest.

That's one example of how an expected trend can be changed by other factors.

This year there are other far more practical influences too. At the time of writing, the Bank of England has just reduced the base rate again. A cut of 0.25% has taken it down to 4.25%, the lowest for two years with experts predicting it to fall to a figure of 3.75% by the end of the year. Many expect that the reductions will start over the summer and mortgage rates will follow suit.

Already this year house prices have been creeping up , but sales being agreed have also been consistently higher than the previous year too.

The Worthing factor

Reading between the lines it's easy to see why this summer could be an extremely busy one for the UK property market. However, what always really counts is the local market and of course a coastal town like Worthing really comes into its own in the summertime.

Viewings on a nice summer days will always help your home to be seen, literally, in its best light. The feeling of living by the Sussex coast that a potential buyer can get is like having a huge home advantage for a football team when the crowd gives them an 'extra player'.

The other big thing to remember about summer selling and buying is that the land registry process still has a huge backlog. It really is a case of thinking that if you want a sale to be completed in time for Christmas you really need to get things moving right now!
