Summer is over - Now it's Time to Sell!
Date Published
08 September 2025
It's natural that the summer months see a dip in the property market. It happens every year as people go away, work around school holidays and simply put a different priority on things.
Once August ends it's always a busy time for estate agents as both sellers and buyers put their plans back into action and want to get moving! So although it's not really autumn and September can sometimes still feel like the warm embers of a hot summer, there are plenty of reasons for this really being the right time to sell your home.
Christmas
Is it too early to mention Christmas? Well, yes and no. Thankfully not even the most eager supermarket is playing their festive in-store soundtrack yet, but for anyone looking to be in their new home by December 25th it is something to be thinking of.
Current Gov.UK estimates suggest that 'almost all' straightforward property sales transactions will be completed by the Land Registry within four to five months. So if you accept an offer or have an offer accepted in September you should be fairly confident about being able to put up this year's decorations in your new home.
However, that does revolve around the sale going through smoothly and if there's a 'chain' this can sometimes lead to complications. That's why you must have an estate agent who is there for you from going on the market right through to completion day.
We take our 'sales progression' duties very seriously indeed. Some agents think that their job is done when the 'sold' sign goes up - we are different! We know that dealing with solicitors, surveyors and other third parties can lead to unnecessary delays, and we know how to deal with them to minimize the risk.
Competition
In recent months there has been a ten-year high in the number of properties for sale on the market. There are lots of reasons for this, but the bottom line is that it favours buyers by giving them more choice and means sellers have to be savvy about things.
Getting the market valuation (asking price) spot on right from the start is the best way to get a quick sale with a good buyer making the right offer. The only way you can be sure of this happening is by working with an estate agent who really knows the area.
Some bigger chains might talk the talk, but it's local, independent agents who know what's really going on in their patch. We've become one of the leading estate agents in Worthing because we are local and we know what we're doing.
Timing
While it is important to get on the market at the right time it is also essential to do it in the right way.
It isn't just a case of putting a listing on the big property portals and hoping for the best in a 'if you build it they will come' way. There really is far more to it than that - just look at those sellers who have to change agents after two months and slash their asking prices!
We do things properly. Industry leading professional photography, bespoke written property descriptions (by a human, not AI!) accurate floor plans, local information - all of these things come as standard when you ask us to sell your home for you.
Worthing is a vibrant, attractive place to live and plenty of the right people will want to buy your home. Call 01903 608080 or
