One of the greatest compliments a letting agent can receive is being chosen by a new owner because of the way a property has been managed in the past. That was exactly the case with this three-bedroom semi-detached home at Orkney Court, Worthing, BN13 3RN.
Having previously managed the property for the former landlord, we already knew the house inside out. From its maintenance history and compliance records to its previous tenancy, we were able to provide the new investor with a level of knowledge and reassurance that simply isn't possible when taking on a property for the first time.
Following the purchase, the new landlord explored a number of letting agents before deciding who should manage the property. During our discussions, they were particularly impressed that all of our property management is carried out in-house. Rather than dealing with a call centre or different members of staff, they would have a dedicated property manager who already knew the property, had personally inspected it and would remain their single point of contact throughout the tenancy.
Our rental valuation also stood out.
While some competing agents quoted lower headline commission rates, a closer comparison revealed additional set-up charges and less transparent fees that would have reduced the landlord's overall return. By providing a clear, fully transparent breakdown of costs together with a higher, evidence-based rental valuation, we demonstrated that the best value isn't always found in the lowest commission percentage.
Once instructed, we launched the property to the market and received an immediate response. Three viewings were arranged straight away, and one applicant offered the full asking rent, allowing us to agree the tenancy almost immediately.
Following the successful completion of referencing, the new tenants are due to collect their keys before the end of the month, providing the landlord with a smooth transition from purchase to income-producing investment with virtually no delay.
This instruction highlights the importance of choosing a letting agent based on knowledge, service and transparency rather than headline fees alone. Local expertise, continuity of management and honest advice can often deliver a significantly better financial outcome for landlords over the lifetime of a tenancy.
At Matthew Anthony, we regularly work with buy-to-let investors across Worthing, Lancing, Goring, Ferring and the surrounding areas, helping both new and experienced landlords maximise their rental income while providing fully managed services backed by local knowledge and personal service.
Whether you've just purchased an investment property or are reviewing your current letting arrangements, we'd be delighted to show you how our transparent fees, accurate rental valuations and in-house property management can help you achieve the best possible return.
