Number of Goring Home Owners Higher Than National Average

Goring by Sea stands out from many of the other areas of Worthing for a variety reasons.

The two and a quarter square miles that make up our 'town within a town' has a High Street that maintains the character of 'how things used to be' with its mix of independent shops, bars and restaurants. Add to that a mile and a half of pristine coastline and you've got just two of the reasons why so many people want to move here.

One of the most surprising things about Goring is that with a population of just over 8,000 people it has a level of home ownership that is significantly higher than the national average.

Facts and figures

Often taken as being an indication that an area is economically sound, the number of people who own their own homes is a metric that usually brings with it other associated factors.

The data from the 2021 census (rounded to two decimal places) reveals that 82.36% of Goring residents own their home, either outright or mortgaged. With an average across Worthing of 67.5% and across the whole of England of only 61.31%, the figures for our patch really do tell their own story.

For an estate agent firmly based in the local area this is of course great news! However, it also helps us explain why there can never be a 'one size fits all' approach to selling homes, something that the larger chains often overlook.

Local matters

With such a large percentage of owner-occupied homes it stands to reason that Goring's property market is a busy one. At any given time, regardless of bigger national trends, locally there will always be people who wish to sell and others who want to live here and buy.

It really is that simple. Where things get more complicated is that because of the level of activity, at difference times the balance between demand and supply will change. That's where being an experienced, local estate agent really does make us stand out from others.

Market rules

At the moment the property market in Goring is going through a very busy period. People who want to sell their homes are in competition with others doing the same thing. Potential buyers are spoilt for choice and the result is that overpriced properties are not selling.

One of the reasons that some people find out some way down the line that their home was overvalued is because the estate agent didn't know the area well enough. Of course there can be other reasons, such as an agent who needs your business simply over promising and then of course under-delivering.
