When is the right time to sell your home? Right now!
We don't say that because unique market conditions mean that this moment is better than last month was or next month will be. What we mean is that 'right now' is always the best time to put your property on the market.
This might seem difficult to understand, especially when the media is once again full of negative stories about the UK property market - and it doesn't matter when you are reading this, that's always true one way or another.
In fact, estate agents and the property sector in general are pretty much the only industry that seems to prefer talking things down to highlighting the positives that are always there if you want to find them.
Times are hard
When buyers are struggling with high mortgage costs, unemployment worries, rising property values or any other number of concerns it makes for challenging times in the property market.
If house prices start to fall, or if they stay high due to lack of available homes for sale, it also means that negative voices will shout loudly about it.
Our point is that depending on how you look at it, there are ALWAYS challenges when it comes to selling property. If it was really easy, you wouldn't need an estate agent!
Times are good
At the start of the Covid pandemic in 2020 it was a very worrying time for us all. For estate agents, our entire sector was completely shut down for months. It was unprecedented and many people wondered how things would recover.
When you understand that people always want to move home, for whatever reasons, you could predict that when the market reopened it would be like a property dam being unleashed - the pent up demand of months of inactivity meant that for the next couple of years things moved at a frantic pace.
That's one of the reasons that things seem to be slowing down right now – it's simply that the market is getting back to more normal fluctuations.
However, it also leads us directly to our main point, which is that if you want to sell your property now, it means this is exactly the right time for you to do it.
The time is right
Everyone has different reasons for moving. Upsizing, downsizing, relocating for work or family, finding your dream home - these are things that will always be happening.
It means that at any given time someone wants to sell a home and someone else wants to buy a home. It's simply a question of arranging the pieces of the puzzle to find an outcome that suits everyone.
