Our Aim is to minimise any stress to you as the landlord. Just let our team handle it for you. We can take on every aspect of the day-to-day handling of your tenancy whilst keeping you informed about your property.

What do we do?

Pre-tenancy

  • New Tenancy Negotiation- we help you decide on the most suitable new tenant
  • Referencing – our third party referencing company uses Open banking and direct links to HMRC and salary providers to provide the most accurate tenant references possible.
  • Government Right to Rent Checks, tenants UK Government sanctions checks- We carry these out on your behalf
  • Our Property manager will carry out a Management orientation visit: They will note things like the location of the stopcock and fuse board, meters, type of Boiler etc so we can advise the tenants without having to trouble you.
  • We carry out a full property compliance check and advise if things need addressing.
  • We manage the switch of utilities to the tenant
  • We Register and protect the tenants Deposit, or provide an Alternative without compromising your protection.
  • We will carry out a full inventory and schedule of condition using up to date 360degree photos.

Property Maintenance and Repairs

  • Daily point of contact for your tenants
  • 4 monthly inspections including compliance checks and a written report
  • Tenant & contractor liaison- Arranging access for works
  • Swift arrangements made for remedial work on any issues.
  • Pre-agreed maintenance caps, so you don’t have to be bothered with minor issues if you don’t want to
  • Preferred rates with our trusted contractors- All of whom have relevant qualifications and professional indemnity insurance
  • Refurbishment advice & project management- All properties require a schedule of regular refurbishment and maintenance to ensure that they maintain their value and enable you to achieve the best possible rents.

As detailed under the Fully Managed service. But we will leave you to manage the day to day maintenance and be the tenants point of contact if there are any property related issues.

Of course, if you come across a job needing a specialist, or a problem arises when you are on holiday or indisposed, we can always step in and help. We will just make a small charge on an ad-hoc basis.

You can also choose to use our Inventory, Checkout, Rent increase service and Deposit Registration service if you wish to. You just pay for the services you use.
